We'll always accommodate for free when we can; if our turnover schedule doesn't allow it, the fee applies. PARKING Park in the driveway or on the street in front of the home. The garage is not available to guests. Please enjoy them, and clean them before checkout. - Fire pit — Make sure the fire is fully out and ash is cleared before you leave. - BBQ pit — Clean the grates and remove all food debris and grease before you leave. $100 cleanup fee per item if either is left uncleaned. We document with photos and charge through Airbnb's Resolution Center. ──────────────────────────── HOUSE RULES - Quiet hours: 11 PM – 8 AM (please be mindful of neighbors) - Do not exceed the maximum guest count on your booking - Events are welcome with prior coordination and an event fee — message us to discuss before booking. Unsanctioned events or parties without prior approval are not permitted. - No unregistered overnight guests - No smoking inside the home — outdoor areas are fine - Pets are welcome and encouraged! $85 pet fee per pet per stay. For after-hours emergencies (active leak, lockout, safety issue), message or call and we'll respond as fast as possible. If something isn't right, please tell us while you're here. We'd much rather fix an issue in real-time than read about it in a review. ──────────────────────────── ISSUES & EXPECTATIONS We want every stay to be 5-star, and we can almost always make things right if we know about a problem in real-time. To make sure your concerns are properly addressed: - Take a quick walkthrough when you arrive. Report any issues with the home (cleanliness, missing or damaged items, anything not working) within 2 hours of check-in via Airbnb messages or by calling or texting. This gives us the chance to fix or document it. Issues raised only at checkout or in a post-stay review cannot be remedied or refunded. - The home is professionally cleaned, inspected, and photographed before and after each stay. Damage or missing items are charged through Airbnb's Resolution Center based on documented evidence. - This is a residential single-family home in a quiet NW San Antonio neighborhood. Expect normal neighborhood sounds — occasional traffic, neighbors going about their day, lawn equipment during daytime hours, and the occasional dog or kid outside. We've chosen this location for its access to La Cantera, the Hill Country attractions, Six Flags/SeaWorld, and easy highway access; the trade-off is a lived-in residential setting, not a resort. - Utility interruptions (power, water, internet, AC) are sometimes city- or provider-wide and outside our direct control. If something stops working, message or call us immediately and we'll work to restore as quickly as possible. - All fees (replacement, damage, cleaning, pet mess, smoking, fire pit/BBQ cleanup, event fees) are processed through Airbnb's Resolution Center with documentation. Cancellation and refund requests follow Airbnb's standard policies — we do not process refunds outside the Airbnb platform. ──────────────────────────── SECURITY There are no cameras inside the home.
